Tip-offs to Potential Rip-offs

Right from the start, you can eliminate what are likely to be less-than-reputable contractors by considering a list of traits common to rip-off artists. Both the Federal Trade Commission and the Better Business Bureau have found the following to be indications that a contractor may not be interested in satisfying customers:

 
  • Solicits door-to-door: Be suspicious of contractors who attempt to gain business by visiting door-to-door. "Cold calls" can sometimes mean that the contractor is not from a local, established business but is instead just passing through and trying to make a quick buck.
  • Has materials left over from a previous job: It is not your lucky day when a contractor shows up on your doorstep offering a cut-rate price on a project because they have materials left over from a recent job at your neighbor’s house or the house “down the street.” This is a common ploy of fly-by-night operators or handymen who are based out-of-state and use their pick-up trucks as their place of business.
  • Asks you to get the required building permits: This could be a sign that the contractor is hoping to avoid contact with the local agency that issues such permits. Perhaps he is not licensed or registered, as required by your state or locality. A competent contractor will get all the necessary permits before starting work on your project.

We are also certified WinteQ flashing installers which provides the homeowner with a five year written warranty for flashing installation, which is where most windows and doors fail.

By not aligning ourselves with any one brand of shingle or siding, we have expanded our range of options. We have extensive experience installing most common materials available in the industry and several unique ones. Cabinets and counter tops can be a very difficult purchase.  We are proud to sell Kraftmaid and Merillatt cabinetry as our standard selections, and there are plenty of semi-custom cabinets on the market as well.  The counter top industry is expanding at an exponential rate and there are new materials available everyday.  Although we have experience with remarkably more materials than most other contractors, there are always more out there that need research.  Have us explain the pros and cons of all of these surfaces and let us help you make the best decision for your project.

The Federal Housing Administration (FHA), which is part of the Department of Housing and Urban Development (HUD), administers various single family mortgage insurance programs. These programs operate through FHA-approved lending institutions which submit applications to have the property appraised and have the buyer's credit approved. These lenders fund the mortgage loans which the Department insures. HUD does not make direct loans to help people buy homes. The Section 203(k) program is the Department's primary program for the rehabilitation and repair of single family properties. As such, it is an important tool for community and neighborhood revitalization and for expanding homeownership opportunities. Since these are the primary goals of HUD, the Department believes that Section 203(k) is an important program and we intend to continue to strongly support the program and the lenders that participate in it. Many lenders have successfully used the Section 203(k) program in partnership with state and local housing agencies and nonprofit organizations to rehabilitate properties. These lenders, along with state and local government agencies, have found ways to combine Section 203(k) with other financial resources, such as HUD's HOME, HOPE, and Community Development Block Grant Programs, to assist borrowers. Several state housing finance agencies have designed programs, specifically for use with Section 203(k) and some lenders have also used the expertise of local housing agencies and nonprofit organizations to help manage the rehabilitation processing. The Department also believes that the Section 203(k) program is an excellent means for lenders to demonstrate their commitment to lending in lower income communities and to help meet their responsibilities under the Community Reinvestment Act (CRA). HUD is committed to increasing homeownership opportunities for families in these communities and Section 203(k) is an excellent product for use with CRA-type lending programs. If you have questions about the 203(k) program or are interested in getting a 203(k) insured mortgage loan, we suggest that you get in touch with an FHA-approved lender in your area or the Homeownership Center in your area.
